Hapuna Beach condotel update-2nd Quarter 2017

Recent news articles including those released for public relations purposes by Prince Resorts provide details of multiple improvements and changes to the Hapuna Beach Hotel as part of the Mauna Kea Beach Resort.

Among many news worthy highlights, the owners have recently announced that they are affiliating their hotels with Westin Hotels and Resorts including rebranding the Hapuna Beach Hotel into the Westin Mauna Beach Resort. The owners of the Hapuna Beach, Seibu Holdings, have recently sold a large block of rooms and a large detached “villa” to a California developer who intends to convert the hotel rooms into a “condotel” by combining rooms and offering hotel amenities to the condominium owners and their guests.

All of these developments are positive and continue to show the strength of the Hawaii market in not only the continued investment and improvements of these iconic properties but the overall health of the Hawaii real estate market on the Big Island.

Mauna Kea Resort LLC today announced it has signed a franchise agreement with Westin Hotels & Resorts to debut the renowned wellness hospitality brand on the Big Island of Hawaii, with the $46 million renovation and conversion of Hapuna Beach Prince Hotel to become The Westin Hapuna Beach Resort in February of 2018. The hotel will remain part of Prince Resorts Hawaii.

Beginning as early as September 2017, the hotel will participate in SPG® (Starwood Preferred Guest), one of Marriott International’s award-winning loyalty programs, allowing guests to redeems points to stay at the hotel.

Situated on the sunny Kohala Coast, Hapuna Beach Prince Hotel has defined Big Island luxury since its opening in 1994. As the second phase in Rockefeller’s creation of Mauna Kea Resort, the hotel property shares 1,839 acres of oceanfront paradise with the legendary Mauna Kea Beach Hotel. Perfectly nestled into the bluffs above the idyllic Hapuna Beach, the hotel presents a flowing, contemporary Hawaiian style where guests experience the true essence of rejuvenation.

“The Hapuna Beach Prince Hotel on Hawaii’s Big Island will undergo a $46 million renovation and rebranding under a franchise agreement with Westin Hotels & Resorts,” parent Mauna Kea Resort LLC said.

The hotel, which will be renamed The Westin Hapuna Beach Resort in February 2018, will remain part of Prince Resorts Hawaii, which also owns the Mauna Kea Beach Hotel on the Big Island and the Prince Waikiki and Golf Club on Oahu.

The renovations are expected to begin this month and include a new pool, a new lobby bar, a new lobby, two new restaurants, upgrades to the rooms with Westin-branded furnishings and a new wellness center, according to a hotel website for the renovation.

The hotel will also start participating in the Starwood Preferred Guest loyalty program, which is part of Marriott International (NYSE: MAR), as early as next month.

An affiliate of New York private equity firm Angelo, Gordon & Co. and a development partner have purchased the the 8,000-square-foot Hapuna Villa and 96 of the hotel’s rooms at the Hapuna Beach Prince Hotel on the Big Island, the seller said Thursday. Mauna Kea Resort Services LLC, an affiliate of Prince Resorts Hawaii Inc., the seller, said that the funding from sale will be utilized to fund renovations of the hotel’s public areas and remaining 254 guest rooms, upgrade The Club at Mauna Kea amenities and improvements to the golf club and fitness facilities at the hotel.

Prince Resorts Hawaii will continue to operate all 351 rooms at Hapuna Beach Prince Hotel for the next 12 months, while plans are prepared by the development team for conversion of the 96 rooms purchased by Angelo, Gordon and West Point Investment Corp. into new five-star resort residences within the hotel.

Angelo, Gordon continues to be an active investor in Hawaii, with the 2014 purchase of the Kapolei Trade Center industrial park at Kapolei Business Park in West Oahu for $35 million.

Angelo, Gordon which is an equity partner with the Shidler Group affiliate Pacific Office Properties Trust, also owns most of the former PBN Building at 1833 Kalakaua Ave., at the edge of Waikiki.

A California developer plans to turn a former tower of the Hapuna Beach Prince Hotel at Mauna Kea Resort on Hawaii’s Big Island into a “five-star” beachfront residential condominium. Kevin Hayes of La Jolla-based West Point Investment Corp. told Pacific Business News that, subject to approvals from Hawaii County, his firm plans to turn the 96-room hotel tower into a 56-unit residential condominium with one-, two-, three- and four-bedroom units with sizes ranging from 700 square feet to 3,500 square feet.

“The 8,000-square-foot villa will be renovated and marketed as a single-family home,” he said.

“Our development goals are to deliver a five-star residential product that will be easily the finest toes-in-the-sand condominium residences on the island of Hawaii,” he said.

“While the project itself does not have a common swimming pool — buyers will be able to purchase resort amenities, including access to the golf course, through The Club at Mauna Kea — 11 ground-floor units will have private pools, as well as access to the beach,” he said.

West Point Investment Corp., along with financial partner Angelo, Gordon & Co. of New York, paid $55 million for the hotel’s beachfront tower and a separate four-bedroom villa, the hotel had marketed as its presidential suite, last year. Prince Resorts Hawaii is using proceeds of the sale to renovate the Hapuna Prince and rebrand it as The Westin Hapuna Beach Resort.
