June 2018 Villages at Mauna Lani Update

This blog post is intended to update you regarding a few statistics you may find interesting concerning The Villages at Mauna Lani.  In this update I will concentrate on a comparison of our community and Ka Milo focusing only on what I believe to be the best indicator of market strength in one community versus a comparable community-Days On Market (DOM) until sold.  Days On Market until sold gives you a good indicator of multiple factors including the buyer’s opinion of value relative to general condition of the community, the unit for sale’s condition including view, AOAO fee and finally their opinion of the common area including the pool and recreation center. The longer a home is on the market, the less it is worth as buyer’s view extended DOM as an indication that something is negatively affecting the unit’s value that they may not be aware.  Therefore, pricing a home correctly when listed initially, based on an accurate assessment of the current market value is the quickest method to sell and close real estate.�...

I just SOLD this incredibly priced, Alii home plan in the Villages at Mauna Lani with pool and rare solar system installed. We are sad to see our friends Carolyn and Wayne Harper leave but we are also very happy Lisa and Zung Thai we will be bringing their family often to Hawaii to enjoy their new home and SURF! Here’s the incredible story about how I met the new owner, Zung. I received a call on Monday to show another one of my resort listings on Thursday. On Thursday the surf was booming and I, as usual, went to enjoy a pre-dawn, surf before work. I paddled out just after 6 am and was joined around 8 am by a few others including someone on a short, rental board which is unusual for our break. He immediately lined up in the wrong spot where the wave was certainly destined to send him straight into the reef. I hesitated to say anything but decided to paddle over and gently mention to him a “headache” was on the way if he didn’t move from that area quick. Villages at Mauna Lani Market update May 2017

The Villages continues to be an exceptional community comprised of 130 units on approximately 30 acres.  Four floor plans are available-2 duplex plans and 2 freestanding condominiums.  Currently there are 17 units for sale, slightly higher than the typical 10% of built inventory but late spring can be a slow season for sales.
