Villages at Aina Lea Update-May 2017

I’m often asked by clients for an update on The Villages at Aina Lea. For those not familiar with this development, it is the 1,099+ acre development, “mauka” of the Mauna Lani Resort-across the highway. Since 2009-10 the developer finished a majority of 40, two-story town-home buildings with distant ocean views. Selling the homes is a different story based on recent negative news regarding their attempted merger with a potential partner and source of public funding via the US stock market. The approximate 40 town homes are part of the affordable housing section of the development needed to be completed first by the owners to enable further and future construction. The developer expected to close a business merger with Origo Acquisition Corp., which is publicly-traded on the Nasdaq that would have helped finance completion of a stalled initial phase that includes the long-empty town homes. Ainamalu at Waikoloa Beach Resort

7 homes under contract Developer’s representative reports! I communicated recently with Brian Anderson’s sales team for an update on sales and development of their community.  They report 7 units in the phase 1 section of single family homes are “under contract”. They also report that an important part of their development plan has been changed. Instead of a community solar farm as initially planned, they will instead offer a roof top solar alternative via various lease options including an option to “buy out” the lease. They also mention “to ensure energy security, the micro grid has been designed with additional large community storage banks of batteries.  We also augment our electrical demand by utilizing propane for our stoves, dryers and water heaters.”  They further add, “The HE`E PV + Battery Storage Systems are state of the art, constructed of top quality equipment that is proven to be safe and reliable. Construction at Laule’a at Mauna Lani Update

January 2017 Update-Construction at Laule’a at Mauna Lani continues to move forward at a fast and furious pace! According to the developer’s website and developer’s representative, “Residences 8, 9 and 10 are set to be complete by Spring of 2017, which will mark the official opening of Laule’a. These owners cannot wait to be the first to move into Mauna Lani’s newest community!” “Framing has now commenced on 8 additional units in the community, of which 7 are already “sold”-with “hard contracts”, leaving 10 yet to sell.
